Landlords as you may be aware, new energy efficiency regulations for private landlords came into effect in April 2018. This means that for private landlords who rent properties in England and Wales must have at least an EPC rating of E or above before grating a tenancy to new or existing tenants. If the rating is a F or a G as a landlord, you are legally required for the energy efficiency improvements must be carried out to bring the property up to at least an E rating before the property is rented out. Additionally, from 1st April 2020 landlords must have a current and valid EPC in place and not let it run out whilst a tenant resides in the property.
